Today, 10:55 AMKevin Henry-Seacoast replied to a thread Looking for lender to do 1.5m at a 1.18 sell in Merchant Cash AdvanceIf they are billing for hours worked, have decent AR outstanding, and billing around 12mil/years...... This could qualify for ABL or a ledgered facility with us. Even factoring would be Prime + 2 or 3.

Today, 10:52 AMI am doing 10 year fixed Interest Only at 11.49% annual....less than 1% a month payment. NoDoc real estate loan. 65% LTV on commercial 75% LTV on SFR, multi.

Today, 10:50 AMKevin Henry-Seacoast replied to a thread Looking for lender to do 1.5m at a 1.18 sell in Merchant Cash AdvanceHi Aaron, Are they billing for hours worked? What does the accounts receivables look like? KH
-
Today, 10:29 AMYes, altbanq (sos capital) too. If these guys reject it along w the guys i suggested then tvt and cedar are your best bet in my opinion.
-
Today, 10:28 AMIf you're using collateral theres many options, your best bet would be to co broker with micah (abfunders). If you're doing mca, the guys i gave u will do the deal. I think biz2credit will wrap it up 4u if its clean.
-
Today, 10:27 AMI have funded millions in land loans this year and plenty in Colorado. The above Benjamin is correct if you go private money the lender will typically want the funds going back into the project with plenty of documentation and exit, but at a LTV under 30% you may get away with documentation depending on the area. Client may be better off going to local bank or credit union it will take longer but some of them dont need all the paperwork. I have referred deals to a local credit union and all they asked for was tax returns.
-
Today, 10:25 AMDo you have lenders that do good rates on collateralized funding? We thought WBL would be good but these rate theyre giving suck
-
Today, 10:23 AM1. What's the use of funds for that DTI usage? 2. Collateral - Asset Based Loan? - Invoice factoring? A/R aging? 3. Hard money real estate? 4. Purchase order financing? Look at other options other than MCA.

-
Today, 10:21 AMI do, but need a tax return to review due to slim margins. also need to know if they sell other things or just strictly check cashing.
-
Today, 10:19 AMI have a WBL offer for 2m but they changed their rates and are hitting me with what comes out to be a 1.36 over 12 months which is crazy. If i come back and tell this guy that rate hes going to tell me to go **** myself
-
Today, 10:15 AMAlso check out Altbanq (SOS) Bluevine is doing rates like that too, but they cut off all of us ISOs. However, most MCA funders won't give 1.5mm to someone doing 900k in revenue. I have a lender introduction that I can make, but it certainly won't be a 1.18 sell rate.
-
Today, 10:12 AM1.18 but at what term? If hes making 900k a month and qualifies your best bets are: kapitus, iou, and biz2credit. breakout (cap at 1mill i believe), wall street funding, rapid (not sure what their max is), would be your best bet since you'd need 12-18+ months to get 1.5mill in one mca with that rev. If they reject it, tvt/cedar would be your best bet i think. All of these guys pay too, be careful with large deals like these.

Yesterday, 02:56 PMYou aren't going to get a loan on land just to pay off business debt. So you just want to take cash out? From the lenders perspective you have to consider if the client doesn't make the payments, how liquid is the asset - and land isn't very liquid. That's how the lenders look at land deals as development makes it a bigger picture project. Do you have a construction development plan in place? A lender just isn't going to do a cash out on land without a plan and exit strategy. Development will need executive summary, business plan, resume of development partners, proforma, exit strategy, You need grading, permits, entitlements, final map, shovel ready. 30% - 50% LTV on land with up to 100 LTC on development. https://drive.google.com/file/d/1s-8Sjyl9RLBNZmwd8nn46qkyIYgTQwbp/view?usp=drive_link
