    Remember, he hasn't posted a single thing other than "send it, this fits out box!" for every deal on the forum, which means that every deal fits his box? I'm a broker, and that's why I don't have a box. However, if I was a funder, I would make sure to have one box per brand, otherwise I'd just confuse everyone. So either he's lying or he's doing very bad marketing.

    Seems over the last month or so, approvals seem to be going to competition pretty quickly and only with Forward. Any other brokers out there seeing the same? I know merchant shop and they lie, but a few of them I do believe and I have never had any issues with Forward until we got a new rep there this year. Any other similar experiences recently?

    Thanks for the reply. Yes, so far falling in the cracks, which is frustrating as it's really not a bad profile on the whole. If we look at solely secured by RE any likely LTV isn't going to hit the client's ideal amount but it would still put a nice dent in the cash flow crunch. Had another possibility come through so will work on that angle. May reach out though. Would really like to get the client over this bump in the road.

    I know you are looking for 10 months plus and if the files meets our guidelines we will go to 7-9 months for trucking. But if the merchant will need more money within the next 3-4 months our renewals work like a line of credit in a way. We do not refinance the old balance like everyone else does. We add the new balance to the back of the old and extend the term out longer and the merchant only pays for the new money and the payment stays the same.     School might be an issue...can do low loan amounts....but if rural will be difficult....issue wil be comparables in the area also which might kill it. Can do Heloc on primary residence, hard money on property if investment. Basically usually get 10 year I/O with 20 amortized, and can do 30 amortized. 10.99% rate, 7.25% if DSCR.
