    My philosophy towards credit cards is that it’s a tool for me to get a 3% to 5% discount on everything I buy. I have never been in credit card debt.

    I have a Capitol One Savor card with a $95 annual fee. I am cutting back on dining and do not feel I am taking advantage of the card anymore since I am meal-prepping. I am in good standing with them, always paying in full and early. I am planning to transition to Amex Gold for groceries and travel points. This credit card is not my longest one and was opened in Aug. 2022. It does not make sense to have two annual fee cards. I have had a credit card since Oct. 2019, and I am 24 years old for reference. Has anyone closed their credit card and noticed their credit score was not affected?

    I haven't leased anything in a while. When I looked up northern leasing systems, Inc. Who I used to use, they got shut down by the attorney General. Is leasing as a whole dead? Or are there new players in the leasing space

    Thanks Steve my definition as has been requested by a referral was basically a mortgage broker for residential solely not commercial and of course licensed in the state - you are so much more knowledgeable in this arena - however in a traditional mortgage isn't a tax return(s) the support docs for income and of course credit report - I think that is what the client is expecting as far as providing the necessary docs for a cash out refinance - correct me if I'm wrong. G

    Gilbert - What's a "traditional" mortgage lender?....be definitive...I have several but they will be full docs, bank statements, 5 year prepay. You can't do primary residence from any lender without a state license or a national bank.

    Anyone know who this clown is? I have several merchants pissed about him taking unauthorized %10 PSFs - these are not "High-risk" merchants One merchant claimed he told them it was the funders underwritng/ucc fees. Another merchant says he never signed an ach form from him and he just pulled it. Saw another deal a while ago with a $40k debit from them... Which of you degens are funding his deals??

    If it's owner occupied you don't understand the process. You can't ask for a lender. You need a mortgage broker that's licensed in the appropriate state. Only a state licensed broker can work with a lender. You can't without a broker's license. A national bank can do it too but there's no commission for you that way. I have a guy who can do it if it's Florida or California. And he has a bank statement program as well.

    You did nothing wrong. As long as you will definitely be able to pay it back and you're just utilizing the free zero APR., as soon as you get the card on the 30% you should be back over 700. Credit card utilization is the easiest thing to fix when it comes to your credit score, the hardest thing to fix if you don't have the money to do it.

    So about a year ago, I had a score around 670. I spent all year making on time payments and paying off the statement balance while staying below 30% utilization on my credit card. I got my score up to like 716. This past month, I decided to go over 30% utilization buy using a airline/travel expense on the CC and then I just did the minimum payment of $40 since I’m in the 0% APR window. Is that basically what got me?

    I'll reach out to one of my lenders to see if that can be used as a down payment. NoDoc purchase SFR rental would be 75% LTV. That would be a 10 year interest only, then amortized for 20 at around 10.99%. If it qualifies for DSCR, rate would be less than 10% but DSCR requires 5 year prepayment penalty, NoDoc can have a prepay buy down to 1 year. You can also do a seller carryback for 90% CLTV.
