    Hi,
    Any suggestions for a 5 year 500K deal? Can be a loan or cash advance. Thanks!

    if they are netting 68k monthly on P&L you can reach out to Dan Page he does higher loan amounts with private money.

    No, sorry. Missed that. Max is 30 months for our core product. Although I can do real estate backed funding, 1-30 years, with rates ranging from 7% - 12%.

    Anything specific you look for in the CRE deals?

    Solid property, LTV 65% (sometimes higher). No second mortgage. We refi the previous mortgage(s) and provide cash out, with average of 65% LTV...sometimes higher. Decent credit (difficult to get deals done in 500 credit range).

    I fund a lot of RE deals, both commercial and residential (just not personal residence).

    when someone tells me they want a 5 year loan, I sell him on why he can't get a 5 year loan. (even if it's sent to FC or other places and after a weak of ongoing stips they still won't get approved).

    Be the closer, and don't let the customer be the closer.

    Or even better, tell them why even though they THINK they want a 5 year loan, they really don't. "Do you really still want to be paying for 2017 upgrades/issues in 2022??? And what about when you need more $$ again in 6 months?"
