Just for clarification...you say No Mortgage but has HELOC.

If the HELOC is on their personal residence, do they own their commercial building?

If so, I can likely hit those numbers with 8% -12% rates. Traditional mortgage with early pre-pay.

If the client has strong earnings, credit, and collateral, traditional commercial mortgage rates will be available to them (less than 6%)- with amortizations up to 25 years.
