    Quick Purchase 2 weeks or less in DC $3.4MM

    90% loan needed on $3.4MM purchase Capitol Hill/H St Corridor in DC. Owner has family emergency taking them back to their country indefinitely, need to close within the next two-three weeks.

    90% LTV, not happening unless he has other collateral that isn't heavily encumbered, and if he needs 90% that means he possibly has cash flow issues, and if that is the case how will he service the debt ? what is the exit strategy? if he's a first time buyer he could get a 3% FHA Deal but unless you're a mortgage broker you can't assist with that.

    The other problem is you haven't provided details about the property ( SFR / Commercial / short sale / foreclosure/ npn/ pn/ 1031 exchange Etc...)
