    Texas Commercial Land Deal

    A Texas business which owns several free and clear parcels of land is seeking $500k+. Main parcel is appraised at $1.8mm. The land and building is located on a cross section with other commercial businesses such as CVS pharmacy and other major retailers.

    Looking for a term of 1-3 years at apr of 10%.
    Our financial brokerage has several other land collateral financing opportunities.

    I am one of the few brokers who has funded millions in land loan in Texas. 1-3 year notes monthly payments. Rates 13-16%
    LTV depends on location/size. If land is raw , entitled,build outetc. Find out what was original purchase date, purchase price, any fund put into land since purchase. Higher LTVs for smaller acreage land/lots land in larger cities and land over 5 acres in rural dont expect more than 30-40% LTV.
