    Commercial Contractor - $12 million annual

    Site prep/demo contractor doing $12 million a year. 2 current positions totaling $140k. 1-2 neg days per month. Seeking $400k for 7-8 months. Preferably done as a 1st. Otherwise would use small portion of the funds to pay off 1 or 2 positions themselves to alleviate the payment burden. Multi million dollar tax lien with no current workout (A tax firm is engaged and actively negotiating workout solution).

    Hi,

    Based off what you wrote, this deal seems good for about 100-250k in 3rd position, pending their ending daily balances. The tax lien is not an issue to us, as long as their payment history on their current cash advances is perfect I don't foresee any issues here. If all else fails and the merchant is open to an aggressive 3rd position with minimal stips (DL,VC,BL only) please feel free to reach out.

    I can't payoff but I can give a position without tax lien resolution.

    WBL can structure a large 1st position consolidation deal, assuming he owns property that there are no tax liens encumbering. We can also utilize land or primary residences from the ownership, which other hard money lenders would overlook. Feel free to reach out and I'll see if I can put something together that works.

    If this contractor has recent or pending project contracts, we can fund about 25% upfront and then put this on a staggered payback.. until they are eligible to collect progress payments. I'll PM you.
