For a 70% LTV we need a minimum of 650. However, we can go down to a 620 mid score with a 50% LTV on a cash out refi. If it's a purchase we can do an interest only for 1 year with no minimum score with no income verification on an investment 1-4 property.

Try Dan@FundingStrategyPartners.com. I think he brokers it but his source might be able to do it. I got an approval with slightly sub 650 on a multi unit deal through him before.
