what kind of cap rate are they looking for? have more inside re deals than carter has liver pills lol.

Well, the one guy I know who wants to buy hasn't specified cap rate. He wants income-producing retail in the Long Island/Nassau area up to $2MM no problem.

I have another one who wants to purchase a store anywhere in NY Tristate area, up to about $200,000 & finally another who isn't yet ready, but wants to purchase a store for about $150,000 or so.

Those last two don't have to be income-producing; just in a populated area so business can kick off decently.

Then, I have a few who want to sell businesses.
