Hey Guys, it's almost Friday!

So, I have a rather new in business client (6 months) generating around $7-8k monthly looking for funding against a home owned free and clear worth $256k. Any ideas what I can do with him? He owns a ice cream shop, has fair credit, and 1 current small position of $2,500. I know it's too small for WBL, and I don't really do much real estate. But I figure there's got to be something here... Any help or ideas welcomed. Thanks!

There are lenders for real estate if non owner occupied and depending on the state.
