I have a client that restores, cleans and maintains properties that have been foreclosed on. He is paid by 2 or 3 contractors. The merchant makes only one deposit a month in which the merchant deposits 5 checks. His credit is sub 600 and no real established tradelines. The bank statements have decent deposits except for October (2016). The payback months do not look good and are not consistent. However, their income has grown as of this year compared to last year due to a new contract. They own no real estate btw. Here are what the last 4 months look like:

July 2016 - $63,505 with an ending balance of $91,175 (No OD's or ND's)
Aug 2016 - $71,859 with an ending balance o $$162,034 (No OD's or ND's)
Sep 2016 - $63,202 with an ending balance of $216,236 (No OD's or ND's)
Oct 2016 - $7,115 with an ending balance of $161,815 (No OD's or ND's)
Nov 2016 MTD - $21,720 as of Nov 6th.

No lender so far wants to approve them because of Oct 2016 and inconsistent pay back months.
