    Client credit was destroyed by a tax lien put on the business this year. Steady revenues averaging $55-$65k/mo with over 90% coming through cc's. Could be an opportunity for a lockbox setup. Business has been around 30+ years, newest owner operating for 2 years. (family business) No existing balances

    If banks are decent there should be no reason you can't get a regular offer on this deal, 45-50K

    Try Wallfunding. They have funded a few deals with me with tax issues, including second position. Prepare the client to sign a COJ too.

    Just funded a client with a $30k tax lien and wasn't in a payment plan. The revenue sounds sufficient for what you're looking for and as long as the credit is as good as I think it is then this is something we can definitely do.
