I have a client who does Fire Restoration on Homes. Here are the facts:

-Takes 2-3 months to finish a job
-Residential
-Bills mortgage company (Insurance writes them a check and adds 20% of bid amount for overhead)
-Receives 30% for mobilization when job starts
-Wants the remainder of job before he is finished*
-He files a Lien on the house
-Insurance company pays the mortgage company to pay him
-Self performing, hires no subs
-Has contractor license and insurance
-If the job receives a change order he re-bills (change order is never less, always more)
-He has been in business for 15 years
-Deposits are sporadic (~1 check for 30-40k per month)
-Credit is around 550
-He wants 50k


*Wants the remainding 70% money advanced to him before the job is finished.

I know it is a screwy/small deal but I thought I would put it out there for anyone to look at it. He is a very hard working guy so I am just paying it forward. We only fund on finished work, so it goes against our investor's policy. Co-brokering is fine.
