    Florida client seeks $250k (biz and real estate)

    Florida business owner seeks 250K. He does just over 1.2 million years in sales and owns real estate valued at 525K and has 90k in equity. Credit is low 600's. Any takers?

    What kind of Business? Is there any debt on the balance sheet now? Does he/she show a profit?

    This is 100% a WBL deal. Are they all asleep, or did they pm you?

    well - I know that WBL could probably come up with some funding but not 250K

    Money will be used to acquire another business (including commercial r/e) . Any ideas?

    It's not a WBL deal, the current ltv on the property is already over 80%, you probably won't even get an offer from them. And on the SBA express if you drop the loan amount to $150k you can get by with a 600 fico.

    Agreed the LTV is too high for WBL.

    Bostriba - If the combined monthly net income of both businesses (the one he owns and the one he is purchasing) is in excess of $33k, I might be able to fund him internally (I am a direct lender).

    Monthly payments
    12-30 month term
    Early payoff after six months with no fees, penalties or interest

    Call me 973-944-0646 if they are using the funds to buy a business then a 30-40% cash advance or a 60-80% WBL offer is the last thing they need. If the number check out we can finance that for them.
