As you can imagine Folks tend not to like to get involved with Houses of Worship. In the event of a default who wants to foreclose? Having said that there are firms that will do stated income loans (as verifying income can be challenging), as well as full doc loans.
Call Bob Worthington at Apex for a stated product. I also suggest looking into the site Scotsmanguide.com which will allow you to see which lenders have an appetite for your Commercial Loans. There are lenders that specialize in the Church loans..

Lastly: Points in those transactions tend to be a lot less than the MCA space.
