Biggr - If Zach does not respond, I have a colleague that I do a lot of deals through like this. Typically it is an interest only loan with a 30 year amortization, one or two year term and no pre-pay penalty. Interest rates are usually 10% - 12%.

Full disclosure: I am a direct lender but this deal would likely not fit in my wheelhouse. I just happen to do a decent amount of these RE deals through a colleague when it does not work in-house.

What is the income for the construction company over the last 6-months? Could be structured provided the borrower has strong income/(equity) in HARD Asset.
