Hard Money Commercial Lenders in North East

I have a F&C commercial property (cafe) owner occupied that's F&C worth about $150K (estimate no recent appraisal) with a FICO score 500 but solvent financially. Wants a cash out on the property to at least 50%. Can anyone recommend any lenders that are in the lending business as opposed to upfront fee collection ?
