I had a deal come across my lap this weekend which is not in my products. But wanted to know If anybody has a contact that can get this done. They are trying to purchase a existing distributing business.

Borrower Credit Score: 640

Purchase Price is: $175K

Annual Gross Revenue of Business: $300K

Business Assets Worth: $40K

Company has been in operation 15yrs

Borrower has 20yrs of experience in the distributor industry. Has no cash down, but is willing to put lien on business or if possible, lien on his home or both to get this done. His home is worth $1.1M with a $650K mortgage.($450K in Equity)

This is a tough one since with no money down, the client is asking the lender to take all the risk, with no skin in the game.

MAYBE WBL could be a fit but you should ask Zach Ramirez...might not be enough LTV in the home to make the cut.
