    New Doctor Loans?

    Good afternoon.

    An ISO online is advertising the following on their website for doctors:

    100% Financing
    25 year loan terms
    Ground Up Construction / Existing Property Purchasing / Remodeling

    Just curious, who would be the funder for a deal like this (where an ISO would stand to gain from the transaction)?

    Likely a Real Estate funder. You would gain by charging the doctor a direct fee for funding.

    Back in my mortgage days, I worked for a regional bank (Wachovia) in the mid-nineties and we offered a 100% LTV purchase product with no PMI specifically for doctors in residency. The product was a loss leader intended to secure the doctor's personal and future business accounts.

    The commercial finance has had a long love affair with doctors. I know several firms that would offer that deal as well as a nothing down lease of FF&I and a working capital loan to be paid back as the practice grows.
