looking for a hard money lend that will give a loan for 450k. client has 4 properties that are paid off and are worth a million dollars. 2 are commercial, 1 is mixed used commercial residential and one is residential.

Yes, I get a decent amount of these done.

Full Disclosure: I am a direct lender but this is not something I do in-house. Rather, I get them done through a colleague. We have one right now that just went to term sheet today for $4.1M.

Typically it is a 1 or 2 year term, 30 year Amoritization with no pre-pay.

Hey Chris... If our Investor/Lender likes the properties location and value, they can close immediately on the 450k- assuming the title report has been received. If they have to order title it will take up to 10 days..
