The loan was for $270K currently paying 10% apr, looking to refinance into a lower rate. Business is profitable for 2015. The property is in unincorporated Harris County, Tx but my usual sources don't look at farm or rural type companies. This was brought to me by a banking contact.

Rural properties are indeed difficult to get funded.

I might be able to help but most RE lenders will struggle with the rural features of this property, especially at a low rate.
