Looking for Term Loan - Pool/Decking Contractor

I have a Pool/Decking Contractor looking for a term loan (3-5 years). He is looking for around 200-250K to payoff a real estate loan. He has been in business 17 years, FICO 673, average monthly income is $127,816, no NSFs, ADB 9-20K. He is willing to put up real estate. WBL does not work because the term length would make it too expensive. Loan Me will not work for the same reason.

If the Contractor has been profitable (NOI) on their 13/14 tax returns and 15 year end's, there are several term loan options that can be arranged. Folks on this site post many names... Knowing which one will work with a residential contractor will be the key to not having a credit pull and pass.
