Your taking collateral, What's the huge risk your taking?? If he doesn't pay back you take his house away. A 1.79 is insanity for with collateral

If that's how you feel, then just sell him the 3-6 month 1.45 that I'm sure he can get.

If he can use a lower rate, longer term, and more money, sell our offer.
