I had a guy auto decline himself. I was trying to explain why I couldn't fund a sole prop using a personal bank account and detailing cars out of his home garage. The conversation ended with him stating "Y'all don't wanna help me cuz I aint got no credit and I'm black" as he hung up on me.

Today we declined a deal for a hotel due to online reviews that indicated multiple people had died of drug overdoses at the hotel, it was a good place to score drugs, and was a popular place to bring hookers and/or hookers to bring johns.

Its pretty easy to spot if a PDF has been altered since it was downloaded from the bank. I'm guessing it was more something being off with the PDFs than getting declined for being PDFs.

I think that the massive influx in altered documents being submitted has been at the forefront of funders trying to find a "more secure" way of requesting documents. I know that for me and my team we received at least 1 - 2 altered packages a day.

i used to be able to spot them easily . i find that the fraudsters are getting better and better .
