I'm sure this sounds like a great deal WBL. But there is another option to consider.

I have a colleague that I fairly regularly fund RE deals through where the client does not qualify for my funding model but has real estate to pledge.

Rates are typically in the 8% - 12% range, so it is a lot more affordable than other options. Term can range from 1 year to 30 years, depending upon a number of variables.
