    Needs 50-15k, Has Real Esate

    Synopsis of File:

    Real Estate investment Merchant seeks 200k. However would like 50-60k immediately. Has two bank accounts that have about 3-7 deposits every month about 5k-25k a month from each account. Has two properties as well to use as collateral.

    Property 1: property in Vista CA. The property is Valued in the range of $850,000.00 and approximately $560,000.00 is owed. 1037 Beverly, Vista CA. 6 bed 4 bath 3188 sq ft year built 1970 lot size .64 acres property has detached granny unit (Bedroom, Bathroom, kitchen,living room) permitted.

    Property 2: temecula property Value is safely at $485,000.00 and there was a recent BPO confirming that value. He is giving thought to closing in one of the rooms to make it a 4 bedroom property which would increase the value to about $520,000...at a cost of about $2,000.00 He currently owe about $325,000.00. 33932 Temecula Creek Road, Temecula CA

    Rather than equity, we primarily look at the CLTV (combined-loan-to-value). We lend up to 75% CLTV.

    Unfortunately with both of these properties it looks like we would have to exceed the 75% CLTV threshold (unless he wants to take something small, like $25-50K). In addition, their revenue is too low to support the payments on $200K.

    I don't think there is a deal here.

    lol!!! I already tried WBL with this deal. I should have put it in the description.
