I have been working with a client who is seeking a personal loan of $50,000 to $100,000 to invest in commercial real estate projects he is working on.

His credit score is 761 and located in Alabama.

Do we have a lender for this?

If you have an agreement with Lending Club you can submit that there. Otherwise if that was my client I would see what they have for collateral and possibly do a 2nd on a mortgage they have room on or put a lien on something with value.

Does he have to get a credit card?

He prefer not to go that direction.

Kabbage or Karrot if he has that credit score he should qualify. Neither company reports to credit bureau thus it doesn't effect debt to income ratio. He should qualify fairly instantly with little to no underwriting requirements.
