Can anyone get a deal done for around 50k, where the merchant is on a month to month lease. He has been in that locatoin for 8 years. I have an approval but the MCA Company will not move forward without a newly signed lease.

All lenders will require either a lease agreement or proof of ownership of the building. What's top say this merchant isn't going to pick up and leave next month?

All I need confirmed on the VOL from the landlord is length at location, that they are up to date on the lease payments, and how much the monthly rent is.

There are a couple MCA lenders out there that can get that done for you by getting a lease rider signed instead of getting a lease as long as the landlord confirms that the rent is up to date and they intend to keep them at the location

Or a LOI signed by the merchant and landord stating they intend to stay at the location.
