I have merchant who currently owns a supermarket in NY looking to purchase a gas station in NJ. The station has a car wash, mini mart and conveince store. He needs about $4million.
His super market does $5.2millinion so I Figure I can get around $500-600k on that.
He has a number of properties that he owes a total of around $300k on.

*2 Single Family Homes worth about $1 mill a piece
*1 2 family duplex worth $850k
*2 brd cond worth $600k
*1 brd cond worth $350

Lots of variables here.
