    $1.8M equity in 4 properties wants to refi and take out $1M for improvements and to buy more real estate.

    Why aren't they going directly to a mortgage banker/broker? Are there credit issues?

    If there credit score is 600? More than likely there are credit issues. It seems to be an a-typical type of customer this industry serves.
