Knowing that (probably) every advance/loan contract has a Due on Sale or Encumbrance default clause, or similar, as well as likely calling on UCC lists where the lender has tortious interference language in their collateral description, yes they are unethical regardless of pricing. I'm not sure what price has to do with this at all...
