We do a lot of hard money loans.
Not many national lenders will do land, you have to find a regional source for land loans which will usually be capped at 40-50% LTV
Commercial RE there are some nationwide guys that will do it but 2points not likely unless again you use a local source.
If you have anything in TX,CO,AZ,UT,NM or CA or new england states let us know
