Do you do any form of rent verification? Do you need a lease and last 3 cancelled rent checks or you just take the merchants word for it when he tells you he's cool with his LL?

The landlord call isn't always reliable, but we have caught merchants with them before. It's better than not conducting one.

I would recommend getting copies of rent checks to verify against the bank statements as well as the lease.
