    Seems like this deal has several moving parts. Is it a business acquisition or a Real Estate transaction, or both? If there is an existing rent roll it will likely be quicker and easier (and more cost effective) to have a Commercial Real Estate Bank fund the transaction.. That is assuming the appraisal is accurate etc..
