Real Estate Financing
Looking for mixed use real estate financing for my buyer.
Property is restaurant/bar w/ 2 apartments.
Seller is selling property contingent on purchase of attached liquor license. Property appraised at $250k and transferable liquor license valued at additional $100k. Buyer (my client) and the seller have a handshake deal at $300k and both parties just waiting until the buyer can secure financing.
Buyer has 800+ FICO, a good hunk of cash, biz plan, and is ready to go. Buyer became frustrated with slow moving previous broker (over 3 months to date) with constantly changing deal terms. Is ready to move on.
If you are an interested direct lender that can move quickly, we can get this deal done.

Seems like this deal has several moving parts. Is it a business acquisition or a Real Estate transaction, or both? If there is an existing rent roll it will likely be quicker and easier (and more cost effective) to have a Commercial Real Estate Bank fund the transaction.. That is assuming the appraisal is accurate etc..
