    Reaestate House Flipper

    We have a file of a buisness which assumes mortgages of homes, and then rehabs/ remodels the homes and then flips / sells the home.
    They are looking for a "line of credit" based on the bnak statemnts and revenue of the business verses collatrellizing the property.
    And maybe is willing to collaterize some of the propertys....but initially is looking for line of credit to pay for contruction costs.

    Not sure specifically the situation....I have a program where you can finance a purchase of SFR at 75% Loan to Value and then have a rehab fund of 100% Loan to Cost for fix and flip. But loan amount needs to be $100K or more to make sense.

    House flipping LOCs are more rare. Most lenders prefer doing house-by-house. I am doing a file now with a lender who will use some of the homes as the base collateral, and then give construction loans accordingly. Also, no appraisals, which is awesome.
