    Gilbert - What's a "traditional" mortgage lender?....be definitive...I have several but they will be full docs, bank statements, 5 year prepay. You can't do primary residence from any lender without a state license or a national bank.

    Thanks Steve my definition as has been requested by a referral was basically a mortgage broker for residential solely not commercial and of course licensed in the state - you are so much more knowledgeable in this arena - however in a traditional mortgage isn't a tax return(s) the support docs for income and of course credit report - I think that is what the client is expecting as far as providing the necessary docs for a cash out refinance - correct me if I'm wrong.

    Sounds like primary residence if they are looking for a broker licensed in the state. What state is the client located? If it isn't Florida or California - my best suggestion is talk to a local real estate broker who can refer them to a licensed local mortgage broker.

    Steve thanks -----The client is in Georgia I think Im going to do my due diligence and speak to realtors in that area that can recommend a mortgage broker for GA - thanks for the advice

    Documents, title search and appraisal, and underwriting/appraisal review aren't going to be done in 5 to 15 days for a primary residence loan. Hard money doing a BPO it's possible but that's investment property and NoDoc or SISA. I have a private money who can close in 5 days if you have title....but again it's hard money.
