Thanks Steve my definition as has been requested by a referral was basically a mortgage broker for residential solely not commercial and of course licensed in the state - you are so much more knowledgeable in this arena - however in a traditional mortgage isn't a tax return(s) the support docs for income and of course credit report - I think that is what the client is expecting as far as providing the necessary docs for a cash out refinance - correct me if I'm wrong.
