    Mixed-Use CRE Hard Money Bridge

    Borrower seeking funding for $1.4MM Bridge financing for a CRE Mixed-Use property. Their credit scores are 606 (Trans Union), 596 (Experian), and 573 (Equifax). They have 25 percent for a down payment and have additional residential RE to cross-collateralize.

    Please advise if this something a deal you would be interested in funding.

    I have a lender that can do it but LTV would be in the 50% - 60% range. Hard money prepaid interest 6 - 12 months. and probably 6- 7 lender points, 3 broker points. They need more cash contribution. Will the seller do a carry back second?
