Is the location under construction and closed or is it the credit he is working on? How long in business? How are the daily ending balances? How long in business? How bad is the credit with the score and content? I might be able to give an offer after i see all this and if it fits our guiidelines.

ending balances are 7-22k, no negative days, 2 years in business, credit is poor because he buys everything cash. Working on it currently. Anything negative was paid off, but stayed on his history, and hasn't needed credit. Bought his home cash no mortgage.
