I have a client in India that has multiple land properties in india worth over 7m. Client wishes to put up the land as collateral on a loan for 3m. Any ideas?

If he defaults on the loan how is the lender going to foreclose on property that probably isn't liquid? (and is in India).

I had a client with business and property here and land in India...it was just raw land though...it's not liquid. I have lenders and operate internationally but needs to be some kind of business operation.

In this instance, as you mentioned during your call, the client has a LOI for 90% Loan to Cost and needs 10% capital contribution. I suggested they find someone in India who can provide the capital contribution and collateralize the land as asset based funding. Having a LOI for 90% might be an incentive for someone to step forward on this with a negotiated ROI.
