    A real estate bridge will normally take 30 days needing an appraisal and underwriting.

    Invoice factor that. though you may want to look for spot factor who will do short term 1 deal. Other factoring companies usually want 12 month commitment to factor the invoices for at least 12 months. But if he only needs 50k and only for 1 time deal not worth it for me to factor. get him a loc or MCA.

    Loan amount is too small...unless you do a cash out hard money and take out a first position to increase the loan amount over $100,000.
