    Real Estate Brokerage Grossing 1MM a year

    I have a client with a Real estate Brokerage grossing 1 MM a year looking for $200K. What lender will fund a real estate brokerage? Her credit is over 750.

    Just a warning. Anyone with 750+ FICO will balk at an MCA factor rate unless there's other reasons why she can't get money from her local bank on a personal line or credit card. Also, don't ruin her credit by shopping her around and getting her credit pulled, she'll likely be incredibly upset with you (to say the least). She may be able to do the inquiry removal in-house, though, so maybe not.

    This is friendly seller-beware advise, may or may not apply in this case, but it's certainly been my experience, which is why I go non-MCA on these clients.

    Real estate professionals are eligible for SBA-backed loans for their businesses if they qualify as a “small business” in the U.S.

    These loans, which range in size from $500 to $5.5 million, can be used for most business purposes, including the purchase of land, machinery, remodeling, refinancing of existing debt.

    I've gotten SBA 7A loans funded through Cadence Bank in 25 days.

    I'm sure there are A Paper lenders who can also do this quicker with weekly and few monthly but higher cost interest and shorter term.

    I'd have to double check on brokerage but have a couple of very flexible SBA lenders I use.

    The client wants to explore options before going down the SBA Heavy Doc route. What term loan lenders or longer term MCA options will work with a RE Brokerage?

    You both don't understand....

    the SBA Bolt just needs basic docs and can fund quick...within 2 weeks...

    I think the only thing to clarify is that there isn't actually any underwriting on the bank statements for SBA Bolt... The approval is determined by the FICO score and the SBA E-tran scoring system.

    All you need is basic docs. The SBA Bolt is 10 years at around 14%

    You can fund a term loan with SmartBiz for $250K through Funding Circle or Tab bank in 2 weeks.

    They (SmartBiz) can do a LOC in days.

    prequal instantly....they do a merchant call then underwrite..can fund within a week - 10 days..

    SmartBiz is closed but if you do a submission they told me they have people that periodically get into the files so something might happen.

    Their Business and Personal docs aren't fully completed and together. They are good with an MCA. Know of any shops that will fund a brokerage?
