Get a term loan from Funding Circle through SmartBiz up to $500K. They will say max $350 but you can then request $500K when in their portal. I'm doing a trucker with limited assets... should be able to do construction. They can do LOC ($150K) in a few days, term loan in 2 weeks. ($350k or $500K). 2 points on the LOC. 5 points on the term loan.

I love construction files. I can help ya if you would like. Funding Circle might not like it if there is any passive income from real estate finance. I would rather look at a full-on discovery and see all assets.

Try LG. Smart Step needs 5 years TIB for contractors, but they'd also be good. Would they be interested in a something more long-term with higher rates but lower monthly payments? Faster than an SBA, but can work together with it.

If he can hold out 2 weeks. Blended rate with an MCA, some quick money injection, some long-term.
