    Post Residential Home Builder $1.9M/Monthly Rev Needs $500k

    - Located in Colorado
    - TIB since 2019
    - 785 Credit
    - No positions
    - Over 40 deposits a month

    Needs $500k preferably by 12/7/23 but no later than 12/12/23 to cover closing cost on a property.

    Will take him at minimum 3 weeks to pull cash out of properties with hard money lenders and 45 days plus with the banks which is too long.

    Big issue with the guy is that he has never taken out a MCA and wants a very low rate with no pre payment penalty.

    He is willing to put liens on his properties if need be to get a lower rate. He owns multiple properties free and clear.

    As long as he can get the money quickly it will be a done deal even if he complains about the interest.

    Balboa has rates in the teens.
    Any of the A paper lenders should be able to do it.
    Usually isn't a prepayment penalty, it is an early pay discount.

    I can get him hard money to cover this when he closes or can also do it on the other properties but it has to make sense. He is going to pay fees on this and hard money will also have fees but the hard money rate is 7/8% a month interest only fixed for 10 years, then amortized 20. Around 10%.

    What type of assets does the merchant have other than this 1 asset? I think we could develop a high-level solution here

    We do real estate backed MCA deals, we typically don'd do 1st positions unless the file is really good, has history, or let us put a lien on something.
