Real Land Lenders Nationwide
Do they still exist? If so, where can I get a client a loan on raw land or partially developed land?
Is that industry completely extinct now or just joke loan amounts at 10% LTV...? Who are the real lenders??

Depends on the use of the land and if it is ground ready.
Possibly 50% LTV if developer is going to build on it.
But if it a bunch of bushes and trees, not so much.
If it is ready to be graded and paved for truckers to park and get rent, that's also possible.
If it is rural or ag....probably not.

We are still funding land loans with our investors
Just closed a smaller 20 acre parcel rural with our local bank 50% LTV for $400,000
Another 2M 2 acre fully entitled property in Colorado. LTV 35% With additional Line available as they build out.
Location specific for hard money or private money. But generally not more than 50% in this market. Also not going to lend against future values or appraisals with lots of assumptions.
Easier to find an investor for smaller parcels under 20 acres to cities lots. Rural areas best to find a local bank that will do it for 40% LTV. For developers they better have owned the land for more than 2 years and have cash equity into the deal (not just engineering and soft costs but real hard costs). Try local banks first if they have good credit.
