Not much experience with real estate and different programs but I do have a client who does plenty of real estate deals across the country and he has a situation in Dallas on a commercial building that is 60% occupied in a 200k sq ft property he is looking to get 5 Million for. The other information about the situation is not clear to me but he called it a Re-Capitalization. He most likely has a mez piece coming due he's a bit shy of stabilization IMO but in this situation, they are typically looking to convert the mez into a stabilized loan which is what he means by recapilization, he may also need another mez piece.
