Mortgage Broker licensed in all 50 States?
Hi guys, I'm a licensed mlo looking for a sponsor mortgage company that is licensed in all 50 states, any suggestions of large mortgage brokerages that have offices and LOs in all 50 states? Essential i'm looking for a Resedential morgage broker but im also interested in Commercial brokers that will take deals in all 50 states as well.

Yes I have a mortgage lender that is licensed in all 50 states but you make NO POINTS on the deal as a non state licensed broker. You can in states where you are licensed. And again, that would be for primary residence only. You can do investment property, etc and get paid with other lenders.

I have a ton of commercial lenders - that's another matter. They have different guidelines.
Owner Occupied you can see if they fit the SBA 504 which is 7 - 7.5% 25 years
Needs to be 51% owner occupied.
There is owner occupied and non owner occupied
Then there is full docs
Stated Income stated assets
NoDoc's
I can help with these commercial and investment property SFR's, 1-4, 5 and up, mixed use and commercial.

thanks for the reply, so my question is in regards to a 1-4 unit investment property. Hi do we broker a deal like that without a license in the specific state? Also I would love to work together on this commercial deal, can you help with a asset backed loan... client has a large commercial property with a lot of equity that he wants to use to get a good loan for a construction project.

Here are the states you can broker a deal without a RE lic: CO,CT, DC,DE,IN, HI,KY,LA,MA,MD,ME,NH,NM,OH,OK,PA,RI.SC,TN,TX,VA,WA ,WI. States if client is an entity: AZ,FL,GA. NOTE: most wholesale lenders require the client to take out the loan in an entity. You do not need to co-broker these files, you can go wholesale direct, there are approx 20 of us in the market, no lender points, institutional money, do the work, keep all of your commissions.
