Real Estate Lenders
Hello,
I am looking for a few lenders that deal with Real Estate/investment properties. Have 2 merchants I need to be looked at. One for Refi and the other for purchase. Commercial/Residential.

Many lenders available depending on specifics.
Owner Occupied or NOO (Non Owner Occupied)
NoDoc loan or SISA (stated income stated assets)or full docs?
Are they looking for long term, 30 year?
Fico scores?
Money down for purchase?
Type of commercial property?
Type of residental?
Just to give you some ideas....these rates are dated as are some of the guidelines...but you get the idea. Minimum loan amount is $100,000 Can do commercial down to $250,000
Lender fees run from 2.5% to 5% plus add broker fees.
I have other options.

Great options above.
If you have clients for $25M and higher (no cap as long as deal makes sense.)
I work private lenders that use their own money, assets, capital and experts in risk mitigation, creative financing and tailor-made capital. 3 private offices on WallStreet with a MainStreet Focus.
I can work with smaller projects (like to be around at least $5m) if they're wanting to grow and have a capital partner so they never have to worry about capital again and always structured best for the project.
Lender can hedge against assets/cash at anytime for the project and leverage their seed capital and inside the draw down (which NO lender does)
If you have groups that are tired of...
• Low LTV's
• Personal Guarantees
•*Cookie-cutter terms and conditions
• High-rates
• No creative financing for multiple deals they have to get a deal down
• No creative collateral allowed
•*Tired of needing to swap one lender for another
• Short terms
• No true deferments - my lenders will do 1-2-3 etc years no payments
• trouble with renewals, lenders calling early, ballooning out, etc. etc.
This is extremely unique structuring and a capital partner, not a quick lender that is cookie-cutter.
I can use creative collateral, fund 80% LTC (some project 85%), land counts but not $/$.
Can use other projects and deals to help if don't have a lot of seed/liquid capital.
Fund in all industries as well - Cannabis, manufacturing, commodities, SAF, development, luxury resorts, casinos, city developments, Government Contracts, etc.

You need experience in knowing which lenders can do which properties and that takes time. You have a property you submit to different lenders and get some feedback. It just isn't as simple as contacting lenders. It's more of a trial and error process. I have folders for 32 different property lenders. Each has a special niche and guidelines. You have to search all of them to see which one is a candidate lender for a specific type of property and then client guidelines that might fit - like full docs SISA or NoDoc. And I have a second set of folders of 8 lenders not to work with.

Great tips Steve.
Scottsman guide is tough, like he said.
It's full of old "lenders", some aren't lenders but packagers or stackers, some are Brokers! and the real lenders don't always really tell you what they fund, and be careful as some are DEAL junkies.
Meaning just lookie lue to see what's out there but Never were going to fund.
11th hour deal changes, which puts clients in a horrible position.
or just charging DD fees but never going to fund.
It's ALL out there.
This industry is ALL on building a relationship with REAL lenders and to find them it's tough and to know what they will fund and when, as they change.
Building a database takes time and learning the industry for what are Actual deals and what aren't.
Along with building relationships with consultants and intermediaries that truly have real relationships built with private lenders is just as important.
As the big ones you have to go through someone to get to them, you can't just bang on a door of a UHNW lender to fund your project for you, is SUPER important and crucial as well.
Patience, persistence and learning from experience Real brokers, consultants and intermediaries is sure path to success.
Learning how each LENDERS looks at these deals and What is actually Fundable is super important which is what he's saying and a skillset in itself and takes times.
Which takes time and you need people that have this experience and industry knowledge on your team or partner up with other people with those established relationships already to review files to help you. It's the best way to go about this for what you're building
